What we found and what we did
In June 2026 we soft-washed a storefront awning and the sidewalk in front of the unit in Roswell, GA. The property manager had flagged the awning as fading and in need of cleaning, so the goal was to clear the surface buildup and get it looking as close to its original color as the fabric would allow.
Awnings accumulate a layer of airborne grime, exhaust residue, and biological growth that reads as fading from a distance but is often just a film sitting on top of the material. We started with a low-pressure soft-wash pass using a commercial surfactant mix, applied at a safe standoff distance to avoid forcing water under the seams or behind the mounting hardware. Staying low-pressure on fabric awnings matters: high-pressure spray can push water into the building, stress the seams, and lift the material off the frame.
The sidewalk in front of the unit got a commercial surface-cleaner pass after the awning work. Retail sidewalks collect foot traffic, gum, and general ground-in grime, and they often haven't been touched since the tenant moved in. The surface cleaner gave the concrete a uniform clean without leaving the wand stripes a single-nozzle pass would produce.
Total time on site was about an hour. The awning fabric came out visibly cleaner; some long-term UV discoloration on fabric at this age doesn't fully reverse with cleaning alone, but the surface contamination layer was gone. If the property manager wants to extend the awning's life going forward, periodic cleaning every one to two Georgia summers keeps the biological growth from working into the weave and accelerating actual fading.
